Our beautiful neighborhood is located in an unincorporated part of Comal County known as Canyon Lake, TX, south of Canyon Lake near beautiful downtown Startzville, population app. 7,000 (estimated, 2016).

We are an architecturally controlled community and the Archtitectural Committee must be contacted and approval given BEFORE clearing any lot, placing any manufactured home on a lot, or building can commence. You do not have to maintain your lot until you decide to build. We have 300+ lots located within our boundaries with a mix of large manufactured homes and traditional homes all required to be over 1450 square feet of livable area exclusive of open or screened in porches, breezeways, carports, garages, and patios. Our lots are generally 1/3 acre + or -. Rentals, especially short term rentals, are forbidden by our covenants concerning commercial use of property, and we hold property owners who engage in such activity personally and financially responsible for any and all adverse actions of their tenants. Details can be found in our Governing Documents section. We have a POA with board members elected annually. Amenities include a pool, a community clubhouse available for rent by members for private functions, and a common area park. Members must be present for their guests to enjoy our amenities.

Our water company is Aqua, our electric company is PEC, and cable/internet/telephone access can be provided by GVTC. Over the air television signals are generally good from both San Antonio and Austin, and currently we have no antenna restrictions. Waste removal service is provided by several competing companies. There is no public sewer service.

Membership in the POA is mandatory and dues are currently $90 per year which includes use of all of the amenities.
